COMMERICAL DESIGN PROCESS

1. DISCOVERY PHASE

First we book a free discovery call and design consultation over zoom to discuss your project scope, budget and style to see if we are the right fit for each other. After a discovery call & design consultation we begin the proposal process. We create a customized proposal for your project outlining every single detail including proposed timeline, defined scope of work, proposed design concept, design fee’s, deposit's structure, legal agreements and more.

2. PRELIMINARY DESIGN PHASE

After the proposal process is complete, we are ready to dive into the planning. This phase of the process is to solidify proposed floor plans, determine wayfinding, building code requirements, conduct feasibly studies and furniture/equipment layouts. In this phase we will put together an architectural permit package & coordinate the application with the city.

Research & Design Planning

We begin each project with a honest conversation. We dive deep into your needs, wants, lifestyle and personal style. We analyze this information driven by creativity and curiosity to begin to brainstorm the best design solutions possible.

Proposed Floorplans

This step is all about designing the final blueprint. We will sketch, experiment and measure out the best floor plan, furniture plan and layouts for your spaces and present you multiple options if necessary.

Permit Drawings

Once all proposed floor plan have been approved and finalized we will enter into the permit phase if required. We will create an architectural permit package, fill out any necessary paper work and apply to jurisdiction. While we wait for permit approval we begin conceptual design!

3. CONCEPTUAL DESIGN PHASE

This phase is all about design. After permit applications are submitted we dive into design concepts and creative branding. In this phase we hone in on the exact vision we have for your space based on businesses branding, mission and design styles. We will further our design research and develop a design concept through inspiration, 3D visuals, sketches and presentations.

Initial Vision & Concepts

In this stage we begin to create a conceptual design package. This is where we apply our preliminary research to create design ideas and concepts to conclude a project vision. Using concept statements, inspiration photos and sketches to further point design direction.

3D/2D Renderings

Once finalizing the conceptual direction we begin to create exactly what we intend the space to look like. Through photo realistic CGI renders or 2D coloured renderings these help assist the client to visualize what the spaces will look like. Complete with specific furnishings, lighting, finish selections and interior details.

4. DESIGN DEVELOPMENT PHASE

This is the phase where the design begins to become a reality. This phase of the process is to finalize all curated finishes, materials and technical aspects for the project. This is where we will finalize all FF&E selections and create multiple architectural packages for construction.

Furniture, Finishes & Equipment

Once the conceptual design is approved we finalize all products to complete the space. This stage has a very collaborative approach as we begin to refine and layer all of the products to make the space reality. From lighting, fabrics, furnishings, materials, hardware, drapery and more. We curate and coordinate from various top-quality local and international suppliers. We strive to source one of a kind pieces to truly create a customized style that tells a unique story to your space.

Millwork Package

These two-dimensional representation of a three-dimensional space provide trades all the details to execute the design. These drawings communicate scale and proportion while locating details not seen on plan.

Architectural Package

This is where we begin to architecturally detail every inch of the space to create the blueprint for construction. From lighting, partitions, finishes and electrical plans - these drawings provide all the technicalities that allow the space to come to life.

5. COORDINATION PHASE

Once the design and architectural packages are completed construction begins as we transition into design project coordination. This is where we keep in constant communication and management with the contractor, client, trades, vendors and installers to ensure the design is built to the highest standard while on time & budget.
